Finding a property
Firstly, we would ask you to contact us with your property requirements. We can then search our database to see what suitable properties we have that match your criteria. We work closely with all clients to find the best suitable match that is tailored to your unique situation. Viewings can then be arranged or details can be logged for future alerts to new properties with the desired requirements.

Viewings
The best way to get a feel for your ideal type of property is to arrange a viewing. You can do this by contacting your local branch by telephone or email. This is the ideal opportunity to ask any questions about the property and surrounding area. Our expert team are happy to answer any questions on the renting process. Required Documentation
They will be keen to make sure that you are a suitable tenant and that you have the ability to pay your rent, while also making sure that you have rented a property without any major problems in the past (if this is applicable). If instructed, they will organise this, and at this point, they are likely to ask for your permission to conduct the relevant searches.
Character Reference- somebody that knows you well but not an immediate family member
Landlord Reference- a letter from a previous landlord stating rent payments etc
Financial Reference- 3 months bank statement

Securing your property
The final step in your securing the property is the deposit. This is usually one months’ rent and held for the duration of the tenancy. This is usually paid alongside your first month’s rental payment. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be lodged with Tenancy Deposits Scotland. The deposit is held to cover damage, breakage, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Documentation from Landlords
Once all the paperwork has been completed and it is time to move in there are key documents that you will need. Your Landlord should give you a tenancy pack containing lease documents, Gas Safe Certs, EPC, user manuals and contact details in case of any ongoing issues.

– A gas safety certificate
– Deposit paperwork (Safe Deposit Scotland)
– The Energy Performance Certificate
– A record of any electrical inspections

Inspections
We carry out routine inspections to ensure the property is being kept of good standard. Tenants do not need to be in property at the time of the inspection, however will be notified 1 month prior to the date set.

Maintenance
It is important if any maintenance issues crop up, that we are told quickly so that the correct solution can be put in place. Emailing one of our Property Letting team with a Maintenance report attached is the best way for us to record and log your issue.

Why do I need references?

The Landlord needs to be sure that their tenant won’t have any problems paying the rent on a monthly basis and that the tenant will take good care of their property.

What does a guarantor need to do?

A guarantor needs to go through the same referencing process as a tenant. The normal requirement is that they are employed and a UK resident, with sufficient earnings to cover the tenants rental commitment.

What is a tenancy agreement?

A tenancy agreement is a legal document, signed by both tenant and landlord, that clearly outlines all rules to which all parties must follow.
